We're working with a family-owned, 50+ year-old super-prime residential builder - financially solid, well-organised, and blissfully free of the organised chaos some contractors wear like a badge of honour.

They need a Quantity Surveyor for a circa £5m project, with a £4m project to follow.
Not to fix it.
Not to reinvent it.
Just to run it like a grown-up - because, remarkably, the company already does.

If you've worked in super-prime London or Tier 1/2/3, you'll recognise the usual QS soundtrack:
·Variations appearing with all the subtlety of a fire alarm.
·Cost plans clearly written on a day when optimism was running high.
·Subcontractors who treat 30 days as more of a loose vibe.
·Architects who believe a provisional sum is a suggestion box.

Now, the good news:
This company actually pays subcontractors on time.
Procurement isn't a treasure hunt.
Drawings line up more often than not.
And your cost reports won't require intuition, luck, and a séance.

We're after the Quantity Surveyor who:

·Knows when a variation is real and when a contractor is simply testing the boundaries of human imagination.
·Can turn site noise into a clean cost report without needing a stiff drink.
·Spots risk early enough that no one has to utter the phrase value engineering with a straight face.

You'll still need patience - it's construction, not a spa - but you won't spend your days untangling mystery numbers or explaining, again, why TBC is not a valid forecast.

If you're ready for a place where your expertise is trusted, your subcontractors get paid, and your cost plan doesn't implode by Tuesday…
this is probably it.

After a very successful 2025, this principal contractor has demonstrated its commitment to delivering a very high-quality service to their clients. They have an honest, open and transparent culture that is apparent on all their projects.

For 2026, they will continue to set the bar in successfully winning varied and interesting projects in the Greater London

This role will suit you if you have at least 7 years Design Management experience on a variety of construction project such as residential, hotels and commercial.

Taking projects from PCSA tender stage, your role will require you to effectively manage the process and flow of design information to allow projects to meet their important deadlines.

During construction, your role will encompass the following duties.

• Liaise with the construction team to manage the design and development process
• Manage the design process top ensure compliance with programme and procedures
• Ratify the design/value engineering
• Arranging and managing statutory authorities
• Co-ordinate work packages
• Attend and sometimes chair regular design co-ordination meetings
• Receive, filter and distribute design information

This a permanent position, with the company open to PAYE, CIS or LTD payment options

We're partnering with a technical building services contractor delivering mechanical and electrical upgrades, systems improvements, lifecycle replacements and project support across healthcare, hospitality, commercial offices, education and industrial environments.

They're growing fast, tightening processes, improving reporting and getting more corporate - but not too corporate. Think: still practical, still straightforward, but with fewer spreadsheets that ask you for Macros Enabled? every 10 minutes. They're financially robust, growing rapidly, and bringing more structure in-yet they've managed to preserve that hands-on, let's just get it done mentality. They're moving toward a more corporate framework, but without the bureaucracy: no 14-step approvals, decisions happen fast, and they retain their grassroots, practical ethos-true to their M&E roots

They're now searching for a Head of Projects to own a £3m division: delivering work, leading clients, and - yes - winning new opportunities. Not in a cheesy sales-y way. In a clients trust me because I actually know what I'm talking about way - and boy will you be rewarded for it!

What you'll do:
• Lead a £3m project portfolio across multiple sectors
• Manage delivery through site managers (you will not personally be fitting actuators at 6am… unless you miss it)
• Build and strengthen client relationships, winning work through expertise and common sense
• Drive forecasting, commercial decisions and reporting
• Help improve internal processes as the business scales
• Support the shift from cradle-to-grave PMing to a more account-led model

You'll fit if you:
• Have PM (with the ability to step up) or HoP experience in M&E or building services
• Can run £2m-£5m workstreams without needing a daily pep talk
• Are commercially sharp and comfortable winning work by being competent, not pushy
• Have on-site credibility - respected by installers and FM managers alike
• Are ambitious, resilient and allergic to corporate fluff
