What they're looking for…
Principal contractor looking for an experienced Project Manager who is able to manage an £8-10m scheme (initial scheme is a leisure facility in N London & further projects around London) from feasibility to handover. Working independently (support from the Directors) i.e. run meetings, familiar with all aspects of pre-contract procedures (building control, lead designer, principal designer), manage design team meetings/client meetings, manage the project team (cost manager/site manager when on site).

It could be a good opportunity for someone perhaps carrying out a similar role - but without the recognition by job title or remuneration, or someone more established in the role already.

Here's some intel on the company:
20-year-old contractor with a very secure repeat business client base in the retail, leisure, healthcare and commercial sectors - covering new build, refurb and fit-out projects, often in a live environment.
The business is made up of a number of senior staff who come from a highly acclaimed construction management firm, so this Project Manager role would suit someone who is used to solid processes.
This would suit someone who can operate independently but wants career progression and total support when needed. Very low staff turnover.

Give me a feel as to the typical projects they carry out?
Their general work is very varied; could be adding a mezzanine floor or an extension, phasing the works around keeping areas of work operational. Or, a spin studio refresh for a few hundred grand, 4-6 weeks or a toilet refurb, in and out but also whilst delivering a £6m job for the same client. Oher mini projects include driving ranges, kids play areas, back of office refresh, reception, gym studios, café. They work with a well-known leisure centre company who are very keen on outside spas, big Jacuzzis, saunas and steam etc.

Typically, their projects range from £1m - £3m with a few at £800k, yet some up to £8m - usually with repeat business clients.

What would the ideal Project Manager's background look like?
·Demonstrate time spent with previous employers (they like loyalty and commitment).
·Have good technical building knowledge as well as refurb / fit-out experience
·Show some experience in the retail / leisure / commercial sector
·Be client facing, candid, a good communicator and always looking to improve
·Process driven, client-facing with good values
·Someone who doesn't also mind working in and around London
·Live environment (occupied premises) experience

This well-known main contractor specialises in fast-track Cat A and Cat B fit-out and refurbishment projects ranging from £10m - £40m, mostly in London.

There is an immediate requirement for a Planner (intermediate level not senior) to work stand-alone on tenders, working with the project team on construction programme, reporting and mini programmes. Other duties include presenting programme in settlements and providing written info for tenders.

Experience in NEC reporting (preferred).

Based in offices in the City of London, plus working on site

WFH available on an adhoc basis by agreement.

Senior Quantity Surveyor - Super Prime Country Manor

A leading principle contractor require a Senior Quantity Surveyor to join the site team for their magnificent £60 refurbishment of a country manor property in in near Windsor.

This project will be the reconstruction of the home with stone walls instead of modern methods. The property will include subterranean leisure facility, outdoor pool, annexe, woodland cabin, garden pavilion and extensive external landscaping.

Your surveying responsibilities will include:

• Procuring & negotiating subcontract packages
• Placing subcontract orders,
• Carrying out subcontractor valuations,
• Authorising subcontractor payments including issuing all relevant notices
• Managing & controlling variations
• Issuing all relevant notices as deemed necessary to both subcontractors and client
• Final account settlements

This role represents a fine opportunity to join a stable £200m principle contractor who deliver a wide variety of schemes including new build, heavy and structural refurbishments, and fit out. The majority of their projects are within the commercial, retails and leisure, heritage and listed buildings, and prime residential.

If you are a versatile and client facing Quantity Surveyor or Senior Quantity Surveyor, with a minimum of 10 years' experience then this company could be the ideal fit for you. An academic qualification in Commercial Management or RICS would be welcomed.
